East Village
— St. Albert, Alberta

East Village is a landmark mixed-use development in the heart of St. Albert, designed as a multi-phase project featuring more than 400 multi-family residential units and over 60,000 square feet of commercial space, all centered around a signature central park. The development is being delivered through a strategic partnership between Fort McKay First Nation and Landrex, combining Indigenous leadership with experienced private-sector development expertise. Its phased construction strategy is intentionally structured to manage market and construction risk, qualify rents over time, and support a disciplined, risk-based stabilization plan. East Village is governed by a robust, multi-layered oversight framework that ensures partner interests are aligned and protected throughout both the development and long-term ownership stages, enabling a responsible and sustainable build-out of this transformative community.

Bare Capital serves as Owner’s Representative and governance lead, supporting cost-to-complete review, lender draw oversight, budget and schedule monitoring, leasing and stabilization review, and long-term asset positioning.

— Beaumont, Alberta

A purpose-built rental development, featuring 127 units split between 42 townhomes and 85 apartment units, in Beaumont delivered by Fort McKay First Nation and Landrex Inc. under CMHC MLI Select. The project integrates affordability, energy efficiency, and accessibility requirements into both the financing and operating framework while delivering townhome and apartment rental supply in a high-growth market.

Bare Capital provides independent development governance through construction and stabilization, including milestone validation, variance review, lender draw validation, pro forma review, and covenant compliance monitoring. The mandate helps manage federal program obligations while protecting shareholder capital and long-term income durability.

Mountview Health Complex
— Beaverlodge, Alberta

The Mountview Health Complex (MVHC) in Beaverlodge represents Alberta’s first municipally led Public Private Partnership (P3) — a pioneering model that integrates municipal leadership, private-sector delivery, and community investment to deliver essential healthcare infrastructure in rural Alberta.

Developed through a partnership between the Town of Beaverlodge and Landrex Inc., under the Mountview Health Limited Partnership (MHLP), the project replaces one of Alberta’s oldest hospitals with a modern, efficient, and sustainable facility serving Beaverlodge and the broader northwest region. The project involves complex stakeholder coordination with provincial agencies, municipal leadership, private-sector partners, architects, engineers, and EllisDon as the construction manager. MVHC
demonstrates an innovative approach to rural healthcare renewal by leveraging private capital, municipal leadership, and long-term operating commitments.

Bare Capital serves as development governance lead, supporting partnership governance, financing, cost-to-complete review, construction milestone monitoring, risk mitigation, insurance and legal coordination, and structured municipal and stakeholder reporting.

Sophie Baran, Founder and CEO of Bare Capital, has been involved with the Beaverlodge project since its inception, beginning with the original RFP process and continuing through the clinical services plan, functional programming, lease negotiations, planning and design, financing, and construction. As a principal project owner representative, Sophie played a critical role in defining partner roles and responsibilities across Alberta Health Services, Alberta Health, the Town of Beaverlodge, Landrex, and the full consultant team—establishing a governance framework that has carried through to construction.

Kingsway Crossing is an Indigenous-led multi-family residential development delivered through Kingsway Multifamily LP, a partnership between Mikisew Cree First Nation, Fourcha Developments, and Bare Capital Partners Ltd. The project transforms a centrally located urban site in Edmonton into a culturally aligned, mixed-income residential community that integrates affordable and market housing within a unified development.

The project places a strong emphasis on culturally responsive design, community connection, and long- term benefits for Indigenous residents, while maintaining institutional-quality construction, operational standards, and financial performance. Kingsway Crossing is structured to align with CMHC Indigenous Housing Fund and MLI Select criteria, incorporating affordability, accessibility, and sustainability objectives within a financially viable development framework.

As a multi-stakeholder Indigenous partnership, the project requires careful coordination across First Nation leadership, municipal authorities, provincial stakeholders, CMHC, lenders, and private-sector development partners, supported by clear governance, disciplined financial planning, and transparent reporting.

Bare Capital serves as the Development Manager, supporting LP structuring, capital strategy, CMHC and grant-layered funding, municipal approvals, consultant coordination, construction delivery, lease-up, and long-term asset governance.
